• When distributions are transferred from US to Singapore, the REIT pays no withdrawing tax.

• Portfolio's organic growth is supported by rental escalations,  positive rental reversions and high occupancy rates.
• 97.5% of the lock in leases have rental escalations of 2% to 3% built in.
• Average occupancy rates for FY2016 were 89.9%.
• Annual yield growth is 5.8%, mostly coming from rental escalation and rental reversions.
• Diversified tenant base includes medical technology, technology and financial services.
• Weighted average lease expiry is 3.7 years.
• REIT looks for key growth markets like Seattle, Sacramento, Denver, Austin, Houston, Atlanta and Orlando where GDP growth and employment are higher than US average. These places are attracting growth industries like tech or healthcare or finance.
